1. Who we are
This website is operated by Granny Flat Builders Pty Ltd of Melbourne VIC (“we”, “us”, “our”).
We design and construct detached and attached granny flats, studio units, single and double-storey granny flats, and 1, 2 & 3 bedroom secondary dwellings across Melbourne and wider Victoria.
We may be registered or licensed as:
Registered Domestic Builder: [e.g. DB-U / CDB-U number]
By accessing our website, submitting a quote request, or otherwise using our online services, you agree to be bound by these Terms and our Privacy Policy. If you do not agree, please do not use this website.
2. What this website does (and doesn’t) do
2.1 The information on this site is general information only about granny flats, secondary dwellings, and our building services.
2.2 It is not:
Personal financial, legal, planning or tax advice;
A building contract; or
A guarantee that a particular design, floorplan, price or timeframe will apply to your project.
2.3 Any reference to “as little as 16 weeks”, “fast turnaround”, “pay less, get more”, awards, media mentions, or similar is indicative and promotional only. Actual timeframes and inclusions depend on your signed building contract, approvals and site conditions.
3. Our services
We provide, among other things:
Custom and standard design of granny flats and small dwellings;
Planning, design development and documentation;
Assistance with council/planning and building approvals (where agreed);
Construction and project management of granny flats and related works;
Optional upgrades and variations (finishes, fixtures, accessibility features, etc.).
The exact scope of services for your project will be defined in a separate written building contract and associated documentation, not on this website.
4. Quotes, enquiries & consultations
4.1 Online quote requests
When you complete “Request a Granny Flat Quote” or similar form, you:
Provide your contact details and basic project information; and
Authorise us to contact you by phone, SMS and/or email about your enquiry.
4.2 Preliminary estimates
Any price indications, “from” pricing or ballpark estimates (including those given over the phone or via email) are:
Indicative only;
Based on limited information; and
Subject to a full site assessment, design development and written building contract.
4.3 Formal quotes and contracts
A detailed quote and the final contract price will be provided in a domestic building contract (and any specifications/inclusions schedules). That formal contract overrides any inconsistent information on this website.
5. Approvals, zoning & site suitability
5.1 Planning & building rules
Granny flat and secondary dwelling rules vary between councils and states. It is your responsibility to:
Ensure that a granny flat is permitted on your property under local planning controls, overlays and covenants; and
Provide correct information about land ownership, title restrictions, easements, and site conditions.
5.2 Who obtains approvals
Our role in handling:
Town planning applications,
Development applications, and
Building permits / building approvals
will be set out in your written building contract. In many cases, we can prepare and lodge documentation on your behalf, but you are required to sign forms, pay applicable fees and provide supporting information when needed.
5.3 No guarantee of approvals
We cannot guarantee that:
Council or other authorities will grant approvals; or
They will do so within any particular timeframe.
Where an application is refused or conditions are imposed, our obligations will be as set out in your building contract.
6. Design, floorplans & customisation
6.1 Standard & custom designs
Our range includes standard floorplans and custom-designed layouts (including designs for unique blocks, accessibility needs, multi-generational living and investment use).
6.2 Intellectual property
All designs, plans, drawings, 3D images and specifications we create remain our intellectual property, even if you pay a design fee, unless your contract states otherwise. You must not:
Copy, reproduce or modify our plans; or
Give them to another builder for construction,
without our prior written consent.
6.3 Images & display homes
Photos, renders, videos and display homes on this site are illustrative. They may show optional upgrades, fixtures or finishes not included in standard packages. Always refer to your inclusions schedule and contract for what is and isn’t included.
7. Timeframes & construction duration
7.1 “As little as 16 weeks”
Any reference to approval or construction being completed in “as little as 16 weeks” or similar is indicative only and assumes:
Straightforward approvals;
Standard site conditions; and
No significant variations or delays.
7.2 Factors outside our control
Actual timelines can be affected by (for example):
Council / authority processing times;
Weather, site access, and safety issues;
Supply chain delays or labour shortages;
Variations requested by you or required by authorities.
We will make reasonable efforts to meet agreed timeframes, but we are not liable for delays outside our control, subject always to your rights under Australian law and the terms of your building contract.
8. Pricing, promotions & upgrades
8.1 “Pay less, get much more” / $4,000 upgrades
Any references to cashback offers, upgrade packages or bonus inclusions (e.g. “Receive $4,000 worth of upgrades, discounts and cashback”) are subject to:
Specific eligibility criteria;
Time limits; and
Terms and conditions set out in promotional materials or your contract.
8.2 Final price
Your final price, progress payment schedule, and inclusions will be set out in your domestic building contract and override any generic website promotions.
9. No financial, tax or investment advice
Granny flats can be used for multi-generational living or as investment properties, but we do not provide:
Financial advice;
Tax advice; or
Legal advice.
Any statements about “returns”, “ROI”, rental income or similar are general in nature. You should obtain independent advice from a qualified financial adviser, accountant and/or lawyer before making an investment decision.

10.1 Testimonials
Customer testimonials on this website reflect individual experiences. Outcomes and experiences can vary between clients and projects.
10.2 Awards & “multi-award winning”
References to being a “multi-award winning” company relate to awards granted by industry bodies or other organisations as described in our marketing materials. Awards can be subject to eligibility rules, judging criteria and timeframes.
10.3 “As seen on”
Any logos of radio/TV networks, newspapers or media outlets (e.g. Network 7, 9, radio stations, newspapers) indicate that our business has been featured or mentioned, and do not constitute an endorsement or partnership unless specifically stated.
11. Website content, accuracy & changes
11.1 We aim to keep website information accurate and up to date, but:
Designs, inclusions, prices, promotions and specifications may change without notice;
Some information may become out of date or superseded.
11.2 We may update or remove content on this site at any time. You should always confirm current details directly with us and rely on your contract documents for any project-specific commitments.
12. Intellectual property & acceptable use
12.1 All content on this website—including text, logos, graphics, photographs, plans, icons and layout—is owned by us or licensed to us.
12.2 You may view, download and print pages for personal use only. You must not:
Copy, reproduce or distribute website content for commercial use;
Remove any copyright, trademark or other proprietary notices;
Use our trademarks or name without written authorisation.
12.3 You must not use this site to:
Upload or transmit viruses or malicious code;

13. Limitation of liability & Australian Consumer Law

13.2 Our liability in relation to any building work is governed by:
Your domestic building contract; and
Non-excludable rights under the Australian Consumer Law and relevant building legislation.
13.3 Nothing in these Terms is intended to exclude, restrict or modify any rights you have under the Competition and Consumer Act 2010 (Cth) or applicable state building laws which cannot be excluded.

14.2 We use this information to:
Respond to your enquiry and provide quotes;
Assess whether your project is suitable;
